CDL to start previews for new launch condo - Copen Grand EC in Tengah, ranged prices from S$1.08m

SINGAPORE - City Developments Limited (CDL) and MCL Land will open applications for their Copen Grand (EC) executive condominium project in the upcoming Tengah area on Friday, with prices starting from $1.08 million. for a two bedroom.

Copen Grand EC will be the first housing project launched after new market cooling measures announced by the Government last week, when tighter limits on home loans come into effect.

Copen Grand EC 's units are priced from $1.08 million for a two-bedroom plus study, $1.18 million for a three-bedroom deluxe, $1.28 million for a three-bedroom premium, $1.48 million for a four-bedroom deluxe, $1.58 million for a four-bedroom premium and $1.88 million for a five-bedroom premium.

New launch condo is being developed by CDL and MCL Land, and will be the two companies' second joint venture (joint venture) following the launch of Piccadilly Grand in May, a private 99-year leased residential project.

When asked why CDL is continuing with its plans to launch Copen Grand instead of delaying it after the new cooling measures begin, a CDL spokesperson said: "We are moving ahead with launch plans. Copen Grand, upon completion of the 15 bar period (from our acquisition of the site).

The CDL also points to a limited supply of new ECs coming soon, stating that "this is the right time to launch".

New launch condo is also the first private residential project to qualify for the Building Authority's Built Environment Transformation (BCA) incentive program in Total Floor Area. Copen Grand is the first EC to be built in the Tengah Town area, which is considered Singapore's first smart and sustainable district.

In a press release released on Thursday, CDL Group CEO Sherman Kwek said: "Copen Grand is thoughtfully designed as a smart and resource-efficient project. It offers convenience. especially because it's within walking distance of three upcoming metro stations, which is unique for an EC."

Rob Garman, chief executive officer of MCL Land, said he believes buyers will "get a first-mover advantage in the new future area".

Mr. Garman also expressed confidence that the Copen Grand will achieve the same response as the Piccadilly Grand. At the Piccadilly Grand launch weekend in early May, CDL and MCL Land sold 315 of their 407 units, or 77%, with an average selling price of $2,150 per square foot.
