With Former Surrey Point New Launch is located at 2 Surrvey Road was sold to ASK Development Pte Ltd, a joint venture between Amara Holdings' 100% owned subsidiary Creative Investments Pte Ltd, Santarli Capital Venture Pte Ltd and Kay Lim Realty Pte Ltd.
The auction exercise at Surrey Point ended on 9 February and is the second collective sale this year, following the sale of Mount Emily Road Nos 2, 4 and 6 for S$18 million last month.
This new launch condo is developed by Amara Holdings joint venture (JV) having been agreed to acquire freehold residential development Surrey Point for S$47.8 million, the mainboard-listed property developer and hotelier said in a bourse filing on Thursday evening.
The 11,977 sq ft 10-storey new launch condo consists of nine residential units and is located at the intersection of Surrey Road and Newton Road. The land plot is planned for housing with the allowable gross rate of 2.8. Based on site area of approx. 11,977 sq ft, maximum allowable total floor space is approx. 35,882 sq ft, including 7 percent of the total balcony bonus floor space.
Including an estimated development fee of S$294,000, the land-based sales price is approximately S$1,434 per square foot per lot (psf ppr).
