The Collective at One Sophia, the residential component of the mixed-use development One Sophia, has sold 35 out of its 367 units—approximately 10%—at an average price of S$2,750 per square foot (psf) during a brief preview sale that began on November 6, 2024. This early success is notable given the generally muted market for new homes in Singapore's prime Core Central Region (CCR).

Key Highlights:

Unit Types and Pricing: The units sold include studios, one-bedroom, two-bedroom, and three-bedroom apartments. Prices started at S$2,650 psf for studio units (40–42 sqm), S$2,782 psf for one-bedroom units (45–51 sqm), S$2,561 psf for two-bedroom units (60–71 sqm), and S$2,782 psf for three-bedroom units (95–116 sqm).

Buyer Demographics: The development has attracted both local and international buyers, indicating strong interest across different market segments.

Accelerated Launch: Originally planned for January 2025, the residential sales launch was brought forward in response to robust interest following the successful launch of the development's strata office units in October 2024.

Market Context:

The positive reception of The Collective at One Sophia stands out, especially considering that developers sold just 54 new private homes in the CCR during the entire third quarter of 2024. The project's preview sales alone account for more than half of that figure, highlighting its strong market performance.

Located on the site of the former Peace Centre and Peace Mansion in District 9, One Sophia is a mixed-use development comprising a 13-storey commercial tower and two residential blocks. The development includes 127 strata-titled retail units within a two-storey retail podium and 122 strata office units on the top 11 floors. Approximately 60% of the development's gross floor area is designated for commercial use, with the remaining 40% allocated to residential units.

The public sales launch for The Collective at One Sophia is scheduled for January 2025. Given the strong initial interest and sales performance, the development is poised to be a significant player in Singapore's prime residential market.
